AFI City 1, a premium office project located in Vysočany, Prague, has been awarded the green BREEAM certificate in the Excellent standard. The certificate confirms the building is permanently sustainable during the construction and operation phase. As the project manager, the OM Consulting team helped to identify saving solutions for instance in the preparation of the detailed design documentation either by selecting proper procedures or choosing products meeting certification requirements. Compliant disposal of wastes and construction site clearing was of importance, too, in the construction phase.
What plays an important role in the building operation phase is the water management, energy savings (e.g. LED lighting fittings or compliance with stricter energy performance parameters of built-in technical systems) and a number of other criteria.
Services provided by OM Consulting in connection with the project implementation included the procurement of the building permit, project management in the preparatory and implementation phases, quality management (technical supervision) and price management. The project was lead by the experienced project manager Vojtěch Jeníš.
The AFI City 1 was erected on plots of the former ČKD Slévárny a Moury industrial site in the Prague District 9 – Vysočany near the underground station Kolbenova by the Israeli developer company AFI Europe. The building has 19 above-ground and 3 underground stories and the area to let is 17 300 sq m. In addition to office and retail premises, the brownfield with the total area of 15 hectares offers housing services in completed apartment houses as well as reclaimed public areas. Apartment houses are currently being constructed on the site.
