The project consists of ten apartment buildings, 30 blocks of three or four terraced houses, and 24 semi-detached houses. The development is practically in the middle of the town, just five minutes or so from the main square. The apartment buildings have five storeys, which can be reached by lift, while the single-family houses have two storeys.
The apartment buildings comprise 146 flats designed mainly as two- and three-room units, with those on the top floor having four rooms. The ground-floor flats come with their own gardens. Units on the higher floors have balconies or, in the case of those at the top, terraces. The buildings are connected to a hot water pipeline and have their own heat exchanger. Each block has a car park, with additional on-street parking bays available The houses have a garage, their own gas boiler and hot water tank, and gardens. The flats and houses are fitted out to modern standards. The project also includes roads, pavements and two small parks.
As project managers, we were tasked with project management and control, holding and making records of site meetings, drawing up monthly reports for the investor/bank, handling end-of-project snag lists, checking the contractor’s monthly billing, and much more. Our role as technical supervisor mainly involved checking the quality of the work to see that it conformed to the approved design documentation, dealing with snag lists and helping to check the contractor’s monthly billing.
Cost management consisted mainly of project preparation, price checks when changes were made to the project, the preparation of underlying documentation for monthly billing, and financial reporting.
